Nad Al Sheba Gardens is Meraas’ villa and townhouse community between Meydan and Al Khail Road, among the closest lagoon addresses to Downtown. The Dubai Media Office described its July 2025 phase of 201 homes as set around a water lagoon reached from residents’ gardens, alongside a wave pool. Early phases are lived in; phases 7 to 12 are due between 2028 and 2029.
